What is Community Pitch Night?

Community Pitch Night is a shark-tank style business competition where applicants will compete to a 1 year FREE lease in Ridley Tower—Marion's impressive 7-story sky scrapper, spanning 75,000 square ft, built in 1917.

The audience has the opportunity to vote for their choice, and a special "audience choice" award will be given.

Community Pitch Night is an opportunity to meet the finalists, hear the pitches, and VOTE on your favorite business! Plus there is an After Party with food trucks, family fun, beer garden, and a concert series featuring local musicians Herbwurm and Incas.

Why Downtown Marion?

Downtown Marion once served as the business hub and the city's cultural epicenter. In the late 1980s, the downtown district began to see a decline in businesses and activity—a shift that can be attributed a changing economy, loss of manufacturing, and sprawling urbanism.

HOWEVER, Downtown Marion has seen massive private investment and redevelopment in the last two years.

In 2018-2019, a total of seven historic buildings were purchased by various private local developers. Two downtown restaurants, Los Amores and Georgie's Red Roof Cafe, opened in 2019. Mac 123, a gourmet mac and cheese restaurant, will be opening in October 2019. This influx of private investment paired with supportive local government, active community groups, and high non-profit involvement has helped bring re-birth to downtown Marion.

The winner of Community Pitch Night will occupy a space in Ridley Tower—Marion's Ridley Tower sat on the Top-Ten Most Endangered Historic Structures List for two years, before Halstead Architects stepped in and purchased the building. This impressive 7-story structure, spanning 75,000 square ft, built in 1917, is now bringing new life to downtown Marion!

Five year ago, Ridley Tower was home to Regions Bank as well as professional offices, but prior to that, the building was home to Marion National Bank--the oldest, most successful bank and largest financial institution in Grant County. For nearly a century, Marion National Bank occupied the heart of Marion's business district and is considered to be Marion's first and only skyscraper landmark. With its ornate marble floors, plaster, vaults, finishings, and columns, the building showcases Neoclassical Revival with Chicago Style influences.

Halstead Architects purchased the building in 2018 and have begun redeveloping and saving downtown Marion's most impressive and iconic buildings. The redevelopment plans include: 30 units of market-rate apartments, professional office space, restaurant/cafe space, and other tenant space--including a potential space for YOU, the winner of Community Pitch Night!


GRAND PRIZE PACKAGE INCLUDES:

◾️ 1 year free lease in Ridley Tower (402 S Washington St) from Halstead Architects
-Winner will work with Halstead Architects to choose the best fitting
space for their business
First Floor space: 2000-5000 sq feet, store front windows, high ceilings,
direct courtyard access, located on downtown Marion courthouse square
Second Floor space: 2000 sq feet available, high ceilings, window
overlooking downtown Marion)
- Winner will have the option to renew lease after 1 year (lease rate will
be 1$ per square foot)
